If you are fortunate, and live in an area where high-speed broadband is available. Your house will sell much faster than houses in neighborhoods where broadband Internet is unavailable.

The world has adopted streaming TV, and it will only have a larger reach soon. Home buyers realize this, and not being able to stream their favorite streaming TV channels like Netflix, Disney+ or AppleTV+ could be a deal breaker for some home sellers.

But if you already have high speed Internet available, there are still some things you can do to your home to make it even more valuable to this kind of buyer.


Add a High-Speed Broadband Wired Network To Your Home For Higer Resale Value


A significant thing to do if you have a fast Internet connection is to create a Cat 6 or 7 hard wired home network. A hard wired home network is the ultimate tool to have for streaming. Wi-Fi is great but a wired home network is so much better. Any neighbors with too much time can't crack your password and leach off your Wi-Fi with basic hacking tools they downloaded from the Internet.

Buffering will be much less. And appliances, walls and distance limitations will not affect your Internet speed. Or too many neighbors won't slow your internet down all competing for capacity on the same Wi-Fi channel.

If you install Ethernet for a hard wired home network, all the jacks, routers and switches you use should be compatible with Gigabit speeds. Although, pretty much any networking hardware sold today already is compatible.

Running wires can be difficult, but you can make it easier by adding switches to locations like your entertainment center. This way you only need to run one Ethernet cable from your Router to a switch instead of running multiple wires that feed each device.

Switches are like multi-strips for electrical devices. They have multiple ports for adding more Ethernet devices. Network switches can contain 4 to 32 ports or more. But for most home networks buying a switch that has eight ports should be enough. Cisco makes great switches and you can often find some great deals on eBay.

If you plan on installing your wiring yourself, be sure to buy an Ethernet tester. There is nothing more frustrating than hooking up your network only to find out you miswired a couple of ends. Or some other wiring issue which can be completely avoided by performing an Ethernet test on each wire going to each device.

If you have a small closet, that is a great place to instal network equipment. All Ethernet wires from each networked device must feed back to this location. Add an extra small shelf for your cable modem, router, switches or any other connected gadgets. If you have room, you can even install a networked printer. This puts it out of sight where it's less noisy, and it alo means less clutter on your desk.


Networked Security Cameras


This is another feature many home buyers would love to see. Add a few wireless, or Ethernet connected security cameras to your home network and wait for the offers to roll in. Especially now with crime, going up faster than ever you almost can't spend too much on home security.

A hard POE Camera System offers the benefit of never needing to replace or recharge batteries. Because the cameras get their Power Over Ethernet from the network cable. They can also transfer data over the same Ethernet wire that can be sent to a NAS (Network Attached Storage) for recording.


Smart Lighting


Another nice feature to add to your home which will increase both security and resale value is a smart lighting system. Phillips Hue makes some brilliant lights, that are controlled by a smart phone app. With smart lights, you can change them to almost unlimited colors to accent the exterior of your home. This can really make a dramatic impression. Best of all, you can add timers to indoor and outdoor lights to give your home that lived in look while you're away.

A smart lighting system requires a Bridge or Hub. This is a small box that plugs into your router. It then connects to all the smart light bulbs and outlets wirelessly, to control them or add software updates.


Other Wi-Fi Gadgets


Smart Doorbells and Thermostats are two other smart gadgets home buyers are looking for. When they find a seller that has these already installed in their homes it's like finding gold.

So don't be afraid to spend a little money upfront on a hard wired home network with a few smart devices thrown in for good measure. Because it can reap even larger rewards when you go to sell your home.
